Buying without knowing what an abbreviation means in a RE listing would be very stupid, I think.

While i like to google things, I don't think that idly asking what an acronym means, rather than googling it, indicates the need to consult a realtor when browsing the net.

Don't forget, btw, real estate only goes up

I took issue with the previous realtor's nasty tone, not the issue of whether non-real estate pros should be entering into these sorts of things solo. I don't think they should, and I am not one of those people. Far from it. When we buy again we'll use the same traditional agent we used last time, FWIW. But I do think there's a case to be made for new real estate models, a la Redfin. I really do. And I also think that bad apples like PP are harmful to your cohort's reputation and the overall impressions people have (some justifiably, some less so. Again, I'm a huge fan of my previous agent).

Further, I think OP was just curious - not rushing headlong to go buy it!

I assume you can't enter the property because there is some serious deferred maintenance and therefore they suspect that this is mainly selling as land value, except that you probably can't build much of a house on it due to the RPA/flood line and front setbacks. So its not worth much.

Not joining in the realtor argument, but I will ay that all over Vienna there are plots of land like that that are blocked from development.

And FYI, the agent snarkiness comes from the fact that so many people on these threads are claiming they don't need an agent, they can do it themselves or with Redfin and we're just losers who screw up the process. But this post here is proof positive, that is not the case. The people I know who do venture out to do it on their own end up getting burned - sometimes very badly.

Different agent now. It's not a question of making fun of buyers or not - it's that there are people like this all over who think there is somehow some steal of a property but know nothing about any of it. OP could have easily googled for RPA and read for 2 minutes about it and then understood what the red flags were and why this really isn't that great of a deal. I end up spending a lot of time educating people who claim they would buy but then never do because they're would-be investors looking for some steal. Those things really don't exist - at least not in this market. The ones who made out like bandits are the ones who saw the tides of the market years ago and bought in, or who do it 24/7 and really knew a good deal when they saw one. It's like anything else in economics - there is no free lunch. If something looks too good to be true, it usually is. I'd be surprised if this lot even went for the asking price.

Oh, you tiresome agent-basher. Haven't I instructed you to shut up? In this particular case, it's pretty clear the value of having an experienced industry professional and agent involved. The Redfin joke was hilarious, btw, because Redfin agents tend to be rank amateurs.

There was nothing "snotty" about the supervision line. That was more of a lament. The agent was 100% correct.
