The neighbor would pay for Op's new 4000sf structure. This would enable the neighbor (who is older) to get a new house w/o dealing with construction or moving far away. Op would get the chance to build new w/o the cost of buying a lot. And maybe Op's new neighbor would be interested in a similar deal.

What I got is that you want to take your neighbor's land and give them yours.
Question 1: Why? Because they have more land? Better property lines?

I think they want $10/$10 for the land and then neighbors buy new house for extra $10 and op gets teardown for free to build new but butter --not that there's anything *wrong* with the new house they built already she is trying to convey.

Just say you really like building new and can't live in a completely finished house. Workmen fantasies might work.

OP here- glad you are all so amused. My last post here if I don't get serious responses. We would potentially agree to buy each other's land - our house is new- theirs is 60 years old. We want for them to buy our house (which is very high end and they like) and we do an even swap on our land, can anyone provide a real constructive idea of reason why we would want to sell vs build new.
