I love all the experts here. Asphalt shingles are the low end -- they don't look great, need to be replaced every 15-25 years, but they are cheap. Slate and metal may not appeal to everyone, but they are high end "lifetime" roofs. Slate does need yearly maintenance but metal does not. So funny with all the "I only want a small house for the environment" crew, that people are unable to see why some buyers might pay more for roofs that aren't "disposable" every decade or so.
