There has to be something wrong with this house. It has been on the market on and off since January. Nothing in N. Arlington is staying on the market that long. It backs to St. Agnes school so that might be part of the problem. That said, the location is good - you could walk to the Lee Height shops and the strip of shops in Cherrydale.

If you are not familiar with the area, the drive time between fair oaks and DC is very long.
You will need to balance proximity to your kids vs how much you want to be in DC.
Areas that have town centers or local shops starting from closest to Fair Oaks to DC

Town of Vienna
Tysons Silver Line Development Areas
City of Falls Church
North Arlington Areas
I would not recommend anywhere outside of those because it will severely impact travel times.
Although Old Town / Del Ray Alexandria would be great for you the travel time would be extreme.

Disregard the Pimmit Hills comment. You will not find an attractive small home there. It is all large new builds or tiny original low income housing.
Actually the house being proposed on Cherri is a small new build.
Since when are all the original house owners "low income".
People who pay 4-500k are not considered "low income"

As retirees, a smaller, close-in home in DC that is accessible to metro is a great idea. With a budget of up to $1.5 m, you should be able to get what you want.
Chevy Chase, Van Ness, Cleveland park, AU park are all good options.

No, no, no. Full of teardowns and very aggressive, money-obsessed careerists. I could not think of a less relaxing place to live or retire.
I think it is a great neighborhood (and I don't live there). Different strokes, I guess. But I would check it out.

City of Fairfax. Smaller, cottage style homes with large yards along Main Street - Maple Street, Chestnut, Oak, etc. much less than your budget, so you can fix it up the way you want and have money left over to spoil the grand kids. No, I don't live there but I do work for the city.

This is really hard to find. I looked for this exact home in MoCo two years ago. But, you can build this home. In Bethesda and Chevy Chase, you can get a lot close in for $750-800K and build a small high end home within your budget.
Builders will build this for a client. However, builders are not building any of these homes for "spec" purposes because their profit margin is not as high as putting in a gargantuan home.
Would you consider a condo? You'd have no problem finding what you are looking for in a condo? I ended up with a $1.2M town home.
