the other issue is that many of the lower-priced condos have very large ($1000+) condo fees. So the mortgage might be affordable but not the overall housing cost.

I just did a search between 400K and 500K in 20016 and there are two condo listings for 2 bedrooms or more. One looks like it feeds Eaton and the other looks like possibly Mann. There is not a ton of real estate in this price range, but it is out there.
