Both houses we've bought in this area were after losing multiple bids and waiting a long time. We weren't willing to overpay for something we didn't think was worth it and we weren't willing to look outside our target neighborhoods (which are super competitive with low inventory).
We lost 2 houses that I really was bummed about---but 2-6 months later each time...the 'perfect' thing materialized and for the grace of God they came on when a lot of people werent' looking (last week in August for the last one when it seemed like everyone else was out of town and the seller wanted to sell and close quick because they bought and kids were starting school in new placE).\
Hang in there!!! I KNOW the feeling well.

OP here. we lost the first house because we bid low on a house that had serious structural damage in the basement/foundation, which would have cost over $30k to fix. the house sold for $15k over-ask without any contingencies.
this time, we lost to buyers who knew the seller. the seller signed with them before we had an opportunity to counter, and when we actually offered more money the seller said he regretted that he hadn't given us the opportunity to counter. (house was fsbo) it looks like they waived all the contingencies, though, which we did not do.
