I totally agree with this. To give you perspective we have a 2 bedroom 1 bath apartment - no balcony, no private bath. The only difference is one bedroom is bigger than the second. We have a $100 difference. You are way underselling the master bath and balcony. Think about this EVERY time you have company or your roommate does, they'll ALL use YOUR bathroom. drunk guys peeing on the floor. That one girl who gets so drunk she vomits. It's a big deal to have a private bathroom. Seriously. I would make the difference higher.

Here is how you should approach things ~ in general.
-Do not decide ahead of time that you want to be a part of something. Details always matter.
-Do decide what you want. And for what you want, know how much is it worth to you.
-There will be lots of choices in life. Many are good. But most are only good under -certain- conditions.
-Know you're own mind. Speak your mind. That doesn't mean you can't flexible (and maybe you can be very flexible) But first-of-all state a position. That is how discussions are conducted.
-Do not accept -from others- "hurt feelings" as a valid/mature bargaining approach.
Personally, I think the master bedroom is worth 1 1/2 times the other. It's not so much "what is fair", but how bad do you want the room, at what cost. If you offered 1 1/2 times the rent, would the other person let you have it. What about 2x? How badly do you want to live together?

How hard it is to change bedrooms and and bathrooms? It would take a couple hours, max.
The last thing you want is resentment among roommates. Switching rooms halfway through the year is the best way to ensure that no one feels cheated.
