OP here. I think after two decades of living alone a roommate situation would be tough....for both parties....

What about buying a place? With an 80 k income plus 750/month in loan payments, would a 250k mortgage be affordable? Could you find a nice 1 bedroom for under 200k?

Arlington Village and SW are great suggestions. Fairlington, near Shirlington could work, too - there's a frequent bus right to metro. Those condos out by Rockville metro could be worth looking at too.

Arlington Village --- near Pentagon, Pentagon City --- two story one bedrooms available for $1500 a month. lots of similarly-aged single ladies, plus young professional couples and a few retired folks....dog-friendly community with olympic-sized pool in the summer.

close to yoga studio, Giant, fantastic Thai, Greek, Lost Dog pizza and brews, Taqueria Poblano etc

SW/Waterfront could be nice. Metro right there, a couple restaurants, newly rebuilt grocery store, Arena stage. And, although there are somewhat younger families now, it tends to skew a bit older and there's a nice sense of community in some of the buildings.

If for some insane reason I found myself single in my 40s, I would definitely consider a roommate. The right roommate can be great, no matter your age.

Connecticut Avenue between Van Ness and Chevy Chase is relatively safe and expensive within walking distance of neighborhood restaurants, gym, cleaners and grocery shopping.

Disagreed. I lived 2 blocks from the metro & downtown. 1 bdrms started at $1245 to 1450 in the area (East-West Highway in Silver Spring)

Alexandria City, around Harris teeter shopping center area, there is a trail, park, library, cvs, all within walkable distance, and bus to pentagon or metro station.
