Don't do sixty days notice. Tenants hate that. I refuse to rent places with sixty days notice. Plus, it isn't necessary. The rental market in dc is such that you can easily rent I within 30 days unless you're lazy about showing it etc.

It's illegal to discriminate against students or against anyone according to source of income.

I would also put in the lease that tenant shall maintain renter's insurance.

Also, since condo building I would put in that tenant agrees to maintaining the apartment as smoke-free. If neighbors complain it could turn into a problem for you.

You choose the best financial candidate who also meets your other criteria - non smoker, no pets, self-paying (not students).

You only credit check the applicant you want, not everyone.
