Thanks all-taxes in TP will be alot higher, and that's not something I've looked into in detail...I will def check out the listings in SS. I've looked in Kensington and N Bethesda, and like PP said, it was hard to find something that was fairly updated and with a small yard.

I would like a small yard (orginally from SC) so that is one thing that is important to me, even though that will require additional upkeep, and because I am a single mom, I need something that is fairly safe as well. (Before having my kids I taught in the inner city, so I am fine with living somewhere that I would need to take the regular safety precautions-locking doors, cards, security system, etc.).

OP said she doesn't need a top school district--kids are in private. OP, look in North Kensington or Kensington Heights. You can find great houses there in your budget that are newly renovated. We love it there--the neighborhoods are perfectly safe and convenient to shopping, Metro, etc. And, FWIW, I think the schools are fine but you won't pay the premium to send your kids to Bethesda schools since it doesn't matter to you anyway.

It is very close to rockville, larger lots, in the Wooton district which is good for resale.

Not sure why if you like the concept of silver sprinf and worj in rockville why youd livenout in brookville.

I believe the op said her parents live in Baltimore, so no one will be commuting via the icc regularly.

Easy commute to Rockville, and easy drive to Baltimore thanks to the icc (much better than SS).

You do realize how expensive the ICC is? You'll be spending a lot in tolls. Isn't like $6? It's one thing to pay that for public transportation, but to pay that on top of gas is a lot.

Quick commute to Rockville and QO I a good safety school in case private does not work out for one of the kids.

We bought a mid-600's house in Capital View in SS (borders on Kensington) a year ago. My husband commutes to Rockville (Executive Plaza) via bike or car...I think driving takes only 15-20 min? It's not too bad.

Neighborhood feels very safe and friendly. We rented in Rockville for a year (moved here from MA) and while Rockville is nice, I like the vibe of SS better...feels more authentic and diverse. Other bonus of this location is that's we're quick drive to Wheaton Mall with a Target, Costco, Giant, and Macy's, for those times you need that stuff (rest of the mall is nothing special...I have heard borderline sketchy, but I let my teenager go there).

We loved the homes in historic Takoma Park but 1) commute to Rockville is tough from there and 2) taxes are VERY high, plus smaller yards/less space for your $$.
