I read your post earlier on today, and drove by both those house after picking up DD at SJC. You know, I don't think the pricing, especially for that area, is out of line. If I had the cash I would buy either in a heartbeat, as I'm commuting everyday and will be for the next 4+ years from upper county...lol. There are worst houses out there that are not in such a great location at that same price point. Brookeville is busy, but it ain't no Military road.

Maybe you should bring in 3 Chevy chase focused realtors, tell them you might want to list, and ask them what they think your house should go for. Have them bring sold comps as well.
While they will have their marketing hats on, it might help you better value your property, your options, your exact location, and the market.

I am a potential home buyer and have made the decision to not buy because I believe there is a real bubble here still (just plot average home values by average salaries). I agree OP, those homes are not worth the price and all it takes is a wake up call then *poof* buyers won't buy.

I hear you, OP. I've been shopping around for a new home and it really is shocking in some ways. Earlier this evening I was reading the thread about the $9m home ("Is this house too small?") and thinking to myself, if i had known when I was 16 years old that by age 35 i would be able to afford X for a home, what kind of home would I have imagined that to be? Certainly not the Foxhall Road palace, but not these houses, either.

I'm not entirely sure what your first sentence means but I presume it's meant as a snobby snark. Alas it happens not to be true but whatever.

And if you actually read my post, i didn't say those houses were north of EW Highway. I said that snobby folks...you may know some...apparently don't consider any part of CC that is north of EW Highway as "real Chevy Chase." In other words, there is some premium to houses south of that dividing line that enables a 1300 sqft house with a small poorly designed kitchen and a half unfinished basement to list for $900k.


We're in North Chevy Chase on a street similar to Brookeville, with only one bath upstairs, an early 80s kitchen and a totally unfinished basement and our house appraised for almost 900K six months ago.

I wouldn't consider Brookville a busy street. We have friends who live On it and it is perfectly lovely. I like that house you listed on Brookville - price is in line - and it is a great neighborhood.

Sorry, i misunderstood, talons retracted here. I guess I'm just generally shocked at how little you get for close to $1m. Which shouldn't be all that surprising, but even for someone who lives nearby it still seems surreal!
