Sure, but, wouldn't the appraiser give more weight to a list prepared by a realtor than one prepared by the homeowner?

I don't think it will make any differences because at the end the appraiser will decide which ones he will want to use. That is part of his work. He might even feel offended if a professional like a real estate agent is doing part of his work. But if it is done by the homeowner, it is fair game. The appraiser will still check if the homeowner did not leave out the lower comps on purpose.

If the realtor prepares the comps (and if they look promising), would you show the list to the loan officer (who, like you, also wants the house to appraise for as much as possible in order to maximize the likelihood of the transaction) so that he and you are on the same page? i can't think of a reason why one wouldn't share that info with the loan officer, particularly if it was him who suggested the idea of asking a realtor for a comps list.
