I think its ok but a little small for a new build , they had to shrink most rooms to fit everything. I would take out the master sitting room and make it a walk in because the walk in is a little small and the bedroom is already a good size.

Why? If every bedroom has a full bath you should be ok. Guests can use the powder room on the first floor.

FYI - your site work estimate is off considerably. It will cost you around $80,000, not including permit costs - for Arlington, anyway. Of course this is somewhat dependent on where you are building. Arlington continues to add requirements that keep the site work estimate going skyward.

As someone else mentioned (or at least alluded to) to do a new build, Lenders want 20 percent down which is significant if you want to stay in your house (assuming you have another house) or have to rent somewhere else.

I've had bad experiences with them for these reasons, but I agree it's something that can probably be fixed with the right amount of insulation/sound deadening.

Tell the builder your concerns of getting a sealed and insulated ceiling and get it in writing. The issue is that if the workers aren't explicitly told they won't have the foresight to think ahead and be careful with this concern.

Our current home has the MB over the garage. It is actually the warmest bedroom in our home (in the winter--in the summer it's the coolest!). Why would it be noisy? When someone is opening or closing the garage door? I guess if you rent out your garage to a pack of day laborers or something, that could be a problem...but we just have our nuclear family and the occasional guest.

I know new construction is cheaper per sq. ft. but I only have $300,000 to spend so while I'd love to just tear down we were quoted $600k+ for a new house.

Thanks for the link! I like the look of the Metropolitan, it would fit our lot and fit in with the neighborhood. How does the pricing compare to NDI? We're looking at spending $350,000 to $400,000 to renovate and expand and it seems like a new build may be the way to go.
