No, I just prefer not to have a horrific commute into DC across the bridges. Now, if I worked in VA I would definitely live there.

Op here: I agree that some of the improvements are "interesting" for the Arlington market to say the least. The fountain in back, all the marble, two dining rooms, etc. But I love the large lot, the mature trees, the good schools and nice square footage.

I would buy it if I were looking.

wha tis with all the tile in the bathrooms. Are they planning on hosing the entire room down every day. odd, agree that it is a steal at 1mil though.

In Jersey or Staten Island this house would sell in a minute. It is just to garish for Arlington.

The funhouse mirror photoshopping on this listing is even worse than usual. You literally cannot get any real idea of the proportions of this house.

The only non new construction that is ok

It was a beautiful house, a classic large colonial. That front appendage is ugly, as is the oversized pediment. Kind of a pity.

Maybe the "catch" is that the poorly done renov. are not up to code. That can be huge once you move in and want to start making some changes. We just found out that our HVAC unit in our attic installed 15 years ago by the builder is not up to code. Yes, we had the home inspected three times by three different inspectors before moving in and delayed closing until the builder got everything right. We had to spend a fortune replacing the unit, a vent and have a roofer here at the same time as the HVAC all so the replacement unit would be up to code. The builder long ago went bankrupt.

No matter what you think about the decor, if someone snags that much lot and house sq footage at the 1m price point just less than a mile from Ballston then that's a great deal. Backstory makes sense of the 'why'. For. For perspective, new build 2000 sq feet THs on 900 sq foot lots are going for 700s in the Ballston area. This is 3500 sq feet on a 12,000 sq foot lot.

I went thru this house very quickly during the open house. I cannot remember the closet space or where the w/d is. But it is a great buy for $1 million, if it goes for that. I never see any kids out in Larchmont (but I dont hang out there). There are no sidewalks, but it is a pretty neighborhood.
