Half-bath on the main floor. Huge mistake.

We have one of these and actually don't use it. We find our Dyson vaccuum does a superior job. Maybe the newer systems are more efficient? Ours is 20 years old.

We live in a modern townhome, so my wish list has more to do with what I'd want if we had more space rather than lacking "modern" conveniences not found in older homes:

A double wall oven.

A breakfast bar with stools in the kitchen (no room in our house).

A shower on our lower level. (We plan to add this to the existing half-bath).

My nearly 100 year old home had some OK closets added on, but awkwardly..

What it does not have is a vent fan in the one bathroom. This is so necessary to dehumidify. I have to run an extra dehumidifier.

I wish I had closets. On the first floor, guess how many closets there are? I'll wait while you think about this. ...

....

....

Okay, ready? None. There is not a single closet on the entire first floor.

Our house is 112. Also no closets on the first floor. And my tiny closet is in my daughter's bedroom. She doesn't have a closet.

No first floor closets here, either, although there is a small pantry.

I never really noticed. We just use antique storage furniture - armoires, etc.

definitely a front porch with an overhang. And a front door with leaded (tasteful) glass panels, to let more sun into the front hall

Lazy Susans in the corner cabinets in the kitchen. Love them. Great for pots and pans.

Functioning exhaust fan over the stove, as opposed to one that just recirculates the air back into the kitchen.

Wish I had a mudroom.

Love my double wall oven. Having not had double ovens for 20 years before this house (had it in my mother's house and this is the first place I've had since leaving for college that had it), I love it. Also, love having gas for my stovetop. So much nicer than electric. And a garage--my last home did not have a garage.

I wish I had a laundry chute! I do love my first-floor laundry closet. it's so convenient when I'm teleworking, which is when I do most of the laundry.

I really really miss the walk-in closet I had in my last house. It was awesome. The closet I have now just doesn't compare and I always feel cluttered and scattered because I can't figure out where to keep all my clothes!

Have and love - mudroom, spice pull out cabinet

Wish I had - closets (live in an 85 year old house with one very small closet in the entire house)
2 bathrooms (only have one small one)
laundry chute

We actually prefer living level laundry. In our case, 2nd floor laundry. We love that we never have to drag clothes downstairs OR upstairs. Clothes only have to go down the hall.
