Yeah, not sure where else in Montgomery County, or the DMV even, where you can get a SFH with a decent school cluster and walkable to Metro and amenities, for 400k.

Crime in the Lincoln Park neighborhood has gone way down since they tore down the public housing there in 2006 and replaced it with mixed income housing. I live in East Rockville but will often take walks through Lincoln Park - it is a perfectly fine neighborhood.

The worst thing about East Rockville is the thugs coming in from Bethesda on the Metro and causing problems.

Given the choice, I would move to the east side of the Twinbrook station rather than the east side of the Rockville station.
The people I know who live near Twinbrook are educated middle-class families. The houses are well maintained and there are more owners than renters.

We moved to East Rockville recently, near the Rockville Metro and we love it!

I've lived on the Twinbrook area, just across 28 from "official" East Rockville. Been there for about 8 years now. Our neighbors include accountants, mailmen, a physicist, a police officer, and the retiree who has been in the same house since it was built 70 years ago. We have a kid, we intend for her to go to the schools (either Maryvale for language the language immersion or Meadow Hall).
Our house hasn't been broken into, our cars haven't been damaged, stolen, or broken into. There is limited to no crime, you can check the arrests in the Washington Post local section on a weekly basis for the county.

This is a great neighborhood for much less of the cost of other areas in MoCo.

The Maryvale elementary area looks nice. Does anyone have any thoughts on this section of East Rockville and the school?

As you go south of Park towards 28 it has less crime.

It's Rockville, so 75% of what? 10 calls a week ... 10 calls a month .... 10 calls a year? I would be interested in how often they actually go to a violent call there. Or south or there.

I have lived in the Croydon Park area (east Rockville) for the past 7 years. I walk the entire area twice a day and never, ever had a problem with anybody. Not sure what people are talking about crime and drugs. Might have been the case years ago, but no longer. The working class parts are gentrifying very quickly, which is sad because most houses get torn down for the cookie cutter houses but I guess that is progress. The Pizza palace strip mall is dirty and run down but far from dangerous. I would actually say that I am more worried about the cops flying up and down park ave, than I do about the invisible drug dealers and violence peddlers...btw, they use it as a shortcut to glebe road, which is still a bit sketchy. But again, I never had an issue and I have walked the entire neighborhood, at all times of day and night. Still waiting to hear my first gun shot or rape or murder or whatever violent crime you can think off....most issues are petty crimes, like people leaving their car open and then calling the cops to report their iPhone/GPS/any expensive gadget stolen. Its still an urban setting, this is not a cull-de-sac in middle of nowhere Potomac.

Whoever is writing some of these comments is very misinformed. I have lived in East Rockville for nearly 10 years, and it is not all the same neighborhood demographically. Some parts of it, such as Croydon Park and Rockville Park, for example, which are nearest to the metro and downtown are NOT working class anymore. My neighbors are mostly federal government professionals, middle management people, and there are even quite a few lawyers in these districts and houses in these areas range from 400K to 800k depending on condition and style and size. These are perfectly safe areas, and very neighborly and I am on a first name basis with everyone on my block and we all look out for each other. The farther east and north you go from the metro, things change demographically, and there you will still find working class streets, though some new, younger white collar professionals are colonizing these areas as well. I walk the entire neighborhood at night and it is calm and quiet. It is an area where you can live with just one or even no car and have closeby walkable urban amenities with an suburban feel. Frankly, we are a well kept secret and the fear is that we are slowly being discovered and this is forcing up prices as the bethesdaization of the neighborhood occurs as the old timers move out and sell their homes.

I like the part next to the Rock Creek park, near Wheaton. That is still zoned for Richard Montgomery
