Yes, probably, given how quickly things are going on the hill and the lack of inventory ...
Pump and dump.
No - just realistic about the market. Check redfin, I think there are a grand total of TWO houses for sale right now at that size & price range on Capitol Hill zoned for one of the "good" schools.
Add a few more qualifiers and it will eventually be the only house for sale in DC. I especially enjoyed the "good schools" bit.
What part of "supply and demand" do you not understand?
I think you have a dog in this fight. You're either a realtor or someone looking to sell.
and you, troll, are the one always looking to pick a fight.

Why are offers being requested on a specific date?
That one must need some work somewhere! Offers are being requested on a specific date for precisely the reason we're discussing here -- the market is so competitive that sellers can demand all offers on a certain date. They're also probably expecting to get up-bids.

Really? How much money do you estimate will go into changing things? Did you feel like it was a little too dark?
Estimating roughly $75K-$100K in updates...It only looks dark bc of the paint colors/taste in dark furnishings that the current owners have. Can easily turn this into a bright and cheery space with a couple...ok several cans of paint. If our offer is accepted the first thing that we will do is probably white wash that dark brick wall. Change the living/dining paint colors to something softer and more cheery like a yellow tone. There's lots of potential here.
