Also, OP specified "close-in." Poolesville and Damascus are anything but close-in.

You're right. 14 years in DC, but rarely ever across the District line, so we have a bit of exploring to do (hence this post). That said, I got over sticker shock a long time ago when I bought in the city.

I would recommend close-in Kensington or North Chevy Chase if you could up your budget to $700k - those are lovely and generally pretty happy places to live and we love the BCC district. For $600k you might find something in Rock Creek Forest or the neighborhood immediately surrounding Rosemary Hills if you want BCC schools, but even in these neighborhoods you may be outpriced. I'd recommend spending a lot of time checking out different neighborhoods - online for price ranges, and then in person for a sense of the place. Your post sounds as though you don't have much of a sense of what the close-in suburbs are like: for example saying that you don't need a "great" house - only 3BR plus basement and yard on a quiet street - you will come to realize that what you're expecting costs a lot if you want to find it within a few minutes of the city.

God, that one on Dale Drive... I'd buy it today if I could. So nice and for just $550K.


Dale is fairly busy, just so you know. But the houses usually have good yards and if you're on the right side of Dale, your yard may be on Nolte Park.
