I've rented a condo to a dog owner (am a dog owner myself). Big dog (both mine and the renter's. ). But the renter's was a trained/licensed service dog, so I was very certain that he wasn't going to misbehave. And I took a very large security deposit, which the renter got back, minus the carpet cleaning.

I would not rent a house with carpet to dog owners. Even if replacemnt costs were covered by a security depoisit, the floors underneath are usually ruined also.

If I had house to rent with all harwoods and tile, I would consider it but the renters would have to give us a security deposit large enough to cover sanding and refinishing of the floor in case they were particularly scratched up or had bad pet stains. I doubt any one would be willing to hand over a security deposit that significant.

I LOVE dogs. Have always owned them. But, even the BEST behaved and trained dogs (like mine) put more wear and tear on a property, both inside and out. I think the "smell" argument is ridiculous and only comes from people who dislike dogs but they put significantly more wear on grass and floors. Not worth it from a rental perspective.

Our rental house is ideal for dog owners, with a huge fenced yard. We rent to dog owners.

We rented to people with pets, no problem, just took a deposit. There is a regular deposit and the pet deposit. Most of our pet owner renters had cats since these are small units, but I think we got a small dog one of these years. DH and I used to be pet owners ourselves, he always had dogs and I am a cat person, so we don't' think it's that big of a deal as long as the type of pet is compatible with the type of housing. I think if you own a luxury unit, especially with finishes that are too expensive or easy to damage, I would worry about pets. And if you are renting a condo or townhome with very strict community rules it definitely can cause problems renting to pet owners.

Nope. BTDT with dog owners. I've had to replace all of the carpet in my condo twice in 4 years. Everyone says their dogs don't pee in the house (mine doesn't), but security deposit doesn't cover the expense.

Heres the issue when you rent you dont care if the pets causes damage as much as if you own the place. as an owner with pets i am on them all the time to immediately clean anything up because i dont want to have to pay to fix things

I am surprised at all the anti-dog sentiment. We own our home now, but before that we rented. I have had three different rentals in DC (Glover Park, Dupont, and Logan Circle) before buying and have never had any problem finding someone to rent to me, my dog, and two cats.

I rent a RH on the Hill, and I've rented to dog owners because we have two cats and we believe there are responsible pet owners in the world.

But two small dogs would worry me if you WOH all day -- can you promise to hire a dog walker during the day so barking is not an issue?

Dog lover here. I'd rather rent to larger dogs than smaller. Generally less high strung and better bladder control. I don't want to hear from the neighbours about the yapping from our rental. Don't want to deal w potential odors w future renters w allergies.

Having said that I'd prefer no dogs.

I would rent to someone with 2 small dogs but then I have owned 2 small dogs that cause less problems than DH. What kind of dogs OP? Good luck finding the right yard for them. Perhaps they could be interviewed by the owner.

The people next door to me have 2 dogs. They are renting the house.

My parents own 7 units beside their own home. No pets under any circumstances. And it is written into the contract that tenants can be evicted with less than the 30 days required notice if they are found to have brought in a pet. There are many issues with pets and while some pet-owners are responsible about their pets, the majority of renting pet-owners don't care because it isn't their house. Between damage to the property from nails, hair, urine, feces and slobber, sometimes even a good cleaning cannot remove the evidence of a pet and will create greater costs to the landlord having to replace flooring, window treatments and sometimes even walls.

I am a renter and former home owner with a dog, and no I would not rent to someone with two dogs. Also, I would not be a renter who had a dog. The only exception would be if I was renting out a place that was in pretty bad shape already.
