Meh. It's just an estimate. In many cases not accurate, in my experience, to wit:
We just sold our house for $395K, supported by bank appraisal. Zestimate is $368K. DC.
We just bought a new house for $900K, (amply) supported by bank appraisal. Zestimate is $768K. MoCo.

Why? Who gives two shits what Zillow says about your house? Who would voluntarily provide that kind of information to a site like that?
News flash every smart buyer looks at zillow and if the zestimate its higher or close to offering price it will help a lot. Maybe realtors should study what people do before they buy a house.

When we refinanced my DH got a Zillow account and corrected all of the info on there about our house and uploaded a correct picture of the house as it showed a housen3 doors down as our house. I recommend doing that, and encouraging your neighbors to as well.

We bought our single family house for $525,000 and put $100,000 into redoing it. It was appraised for $740,000 when we refinanced. Zillow still has us in the upper $500,000's.
Townhouse values are tough. we got burned on our previous house (a townhouse) because some of the cheaper units sold just before we listed ours. There is no way to convince a buyer to spend a lot more on a townhouse that looks the same as one that sold for less (even when the interior is a lot better). This also means that if yours is worth less than most of your neighbors - you might get more than you deserve when you sell.

My data is up to date. We moved last year, so the stats are pretty good on Zillow. Who's the idiot?
