Don't show it until you get him out it sucks, but he's not cooperating, and showing the place in terrible condition is going to hurt your bottom line.

Terminate the lease, get a good cleaning service in and paint job and then list on the market. If he refuses to leave, evict him through the courts. You want him out before you sell the place or it just creates more issues.

thankfully property is out of state--no dc laws and 1 month eviction procedure. too far for me to go talk to the guy. just spoke with a lawyer there and have a game plan. wish me luck....

If you are in DC- you are fucked, he can evoke that "TOPA act".... Which means he can draw this out. You need to follow a specific deadline and give him appropriate forms before the clock starts running.

We bought a house. In DC with a deadbeat tenant that put us all through hell. I also hired a lawyer with specific knowledge of the act--many are clueless.
