This is actually Waverly Hills and right near where I live. While I love Waverly Hills and its family friendly atmosphere, this house is totally overpriced. It is not really renovated at all and the back yard is tiny. It is actually a similar style house to the one I live in (although we have a finished basement), and I don't think our house would sell for more than $675,000 if we put it on the market today.


Thanks, PP. I'm the PP who posted the links. We live in Dominion Hills, which is why I know the two for sale there. I'd seen the Utah St online and had contemplated going to look, assuming based on the price that it had some major renovations.

We're considering whether to move or renovate our own home so I've been watching 22205 and 22207 listings

Not an issue of preference or affordability. It's about labeling other schools and, implicitly, those who live within their boundaries as not "good." Sad but characteristic of this status-obsessed area.

I would stick with 22207. Here are some great family friendly neighborhoods:
Country club manors (near country club hills but not nearly as expensive and feeds into the most desirable Arlington schools, close to all the bike paths and parks, kids play in the street)
Cherrydale
Lee heights
And if you can afford it, Lyon village

Ditto this. TONS of kids.

Some other neighborhoods that are family-friendly and offer good value ($600-750 range) are Dominion Hills and some parts of Madison Manor (the ones that are further from the Metro, basically). Also Bon Air but it can be hit or miss. Occasionally you will find homes in this range further north in Arlington but they will likely need a lot of work. You can find homes in this price range in 22203/22205 that are usually in pretty decent shape, although some are smaller than others. There are also a couple in Lacey Forest right now in this price range.

We live in Waverly Hills and love it! Very, very friendly, neighborhood, great school, close-in location, just under a mile from the Metro. The neighborhood has a fair number of kids and the numbers seem to be increasing everyday as older folks sell their homes to younger families. Waycroft/Woodlawn is also a great neighborhood...feeds into Glebe Elementary too and teaming with kids. Good luck!

22213 is a "hidden gem" zip code. Lots of new houses being built on the 10,000 square foot lots, but also some pockets of 1960s houses (Heather Heights) and 25th Street off Westmoreland. This zip is at the western edge of Arlington close to the East and West Falls Church Metros. Schools are either Tuckahoe or Nottingham, middle school is Williamsburg, high school is Yorktown
