GTFO, paying the rent on time isn't doing the landlord a favor, it is abiding by the agreement. Hopefully you loose you security deposit. In theory if you default on the contract you can be liable for the remaining amount due of the lease (if you are 5 months into the lease, you owe the landloard 7 months rent in one check)

If you can't afford the rent, don't take the rental. Tenants like this have contributed to the housing crisis by not paying their rent. Just how many people can afford to pay two mortgages every month? Obviously not the tenants or they wouldn't be renting and not most non-commercial landlords too. Pay your damn rent or leave and find something you can afford.

Who can't afford a house, an investment property OR her rent most likely. Newsflash, any investment property owner has bills to meet, be they Donald Trump or a mom and pop landlord. Are you regularly late? If so that may explain it. I'm not familiar with VA laws.

I've only been late on rent once. As soon as I realized I wasn't going to have the full amount on time (due to a snafu with a check I sent into my bank) I contacted my landlord in advance and asked for a week extension. It was granted. I sent rent as soon as I could (which happened to be before the new due date).

I know here in MD if its late you get a court notice. However if you are late multiple times I wouldn't be surprised if that led to an eviction notice.

If you find yourself consistently late perhaps you need to rearrange your budgeting/money a bit. And if you find yourself in a bind, communicate with landlord/management. Often if you build up a good relationship with them by being on time with your rent and keeping your place clean/following the rules they will be more then happy to work with you if you need it occasionally.

You don't have to go anywhere. He has to serve a 5 day pay or quit notice first. Then you get a court date - at least 30'days out. If you pay he has to find another reason to evict, which takes 30'days nOtice.
You don't have to gO anywhere right nOw. He cannot lOck you out or turn off you electricity. That is against the law.

Landlord here. If there's a grace period in the lease, then the landlord (and you) has no business complaining about it arriving by midnight on the 5th. If the landlord can't afford a grace period, the landlord shouldn't put it in the lease. There is no one holding a gun to his/her head forcing them to put this in the lease. Which is the same thing I say when anyone acts all moralistic about me not paying my mortgage before the grace period is up. If the mortgage companies can't handle it, they have no business putting it in the contract.

Grown ups don't put stuff like this in writing and then get all pissy when people act accordingly. Sheesh!

I have been both a renter and a landlord. Paying your rent on time is a basic expectation of renting and meeting that deadline is a basic financial responsibility expected of any mature adult. If you have extenuating circumstances those should be addressed with the landlord before the first of the month.

Is this the first time your rent has been late? Did you make the landlord aware you wouldn't be paying on time?

Do you arbitrarily choose to meet or not meet other expectations, if you are supposed to be at work for 8am do you arrive at 10am and get annoyed when people say you are late?

You sound like a difficult tenant. Unfortunately the landlord will likely have to put forward time,energy and money to evict you while you continue to be irresponsible and oppositional.

Pay your rent on time, really, come on. We all have bills to pay. I pay my rent on time.

Yep, we're Donald Trump asking for a renter to pay rent on time and not trash the house they don't own. Ugh. You're the tenant who punches holes in the walls, destroys the carpet because you're too lazy to take your pets out or clean up after your kids, uses a nail gun to hang sheets as curtains, and calls your friends to come move you out at 10 pm after skipping out on months of rent. You probably jump apartments three or four times a year and pay rent a grand total of two of those months. You just hate landlords, period, because you don't like the idea of actually paying to live somewhere. Scum.
