i know a couple now selling that bought a beautiful house, only to find out the neighbors were crazy (tons of dogs, rent rooms to college students, etc.).
anyhow, you can change the house but you can't change the neighbors/neighborhood!

Realtors are the worst. They know nothing but act like they know everything. Sorry dude.

OP here. You are both hilarious.

Now that I've had a couple of days to process my feelings, I have a little less remorse. Our house is good for our family right now. We plan to stay here for a very long time and, while it might be tight when the kids are teens, that is only a short period of time. Then they will move out and go to college (I hope) and we will be glad that we don't live in a big, empty house. I also think those other houses were so large that I would be almost embarrassed by the size. What we ended up with is very nice and I am proud of it; not in any way ostentatious. It won't be as good an investment as the larger homes, but I don't see a home solely as an investment. Finally, I think that we are setting a good example to our kids to not live in the biggest house in the neighborhood and to live within our means.

Not sure if this is the OP's situation or not--- but it seems like it is rarely worth it to move to another house in the DC area.

We've grappled with the question too. Our house has some readily apparent deficiencies - small and old condition so we've dealt with a lot of repairs. But the neighbors and the location cannot be beat.

We've now replaced both the roof and the furnace (along with other repairs/improvements along the way)- so we know with this house those won't go out for a while. And we have storage solutions, and reduced clutter lifestyle, for the small house.

It just does not seem worth it to pay more and take on more debt now for another house (even if we can afford it), and go through all the hassle and trouble, and transaction costs, to move to another house in this same area. I think we'd only do it if the family were "bursting at the seams" and miserable in the old house that the move was without a doubt necessary. But I'm not sure that will ever happen.

Op, we almost bought the wrong house. I feel sorry for you, because I would have been mad. How much would it cost to change homes, maybe tell the realtor to take minimal commission?
