This. If we can afford it. Selling paid off house + extra chunk of cash = apartment in safe neighborhood (doesn't have to be the swankiest in the world, just safe). Trick is making sure we have enough so that the extra chunk of cash won't deplete our retirement savings. Combine this with a little place in New England (that we'll inherit) for the summers . . . perfect (for us). Although the apartment in Paris would be great as well . . . but that's unrealistic.

Our house has tripled in value since we bought it and the mortgage will be paid off in a few years. My plan is to sell once the kids are out of the house and buy a great condo in town (we live in DC now, but would get something a little closer to the metro and shops).

I want to spend half my time here, maybe in a smaller house but possibly in the house we are in now, and half on Cape Cod (like May to October).
