Falls Church is quite large and many, many parts of it are not nice at all.
I assume you are referring to FCC, which is its own thing, Falls Church zoned to McLean, which is desirable and nice but still more affordable than FCC and McLean due its lack of walkability, and the parts of FC Fairfax that are zoned to Justice.
I think the last one is the last bastion of relative affordability inside the Beltway but not for long. Prices have gone up quite a bit since I first moved here. I hate Trump but if he manages to get the criminal illegal element out (dubious given their incompetence but most people do support MS13 getting shipped out), that area has no where to go but up. It’s very convenient for commuting to Tyson’s and down the silver line and still not bad for DC, and the housing lots and stock are pretty generously sized for the price and location.
