Middleridge and Fairfax Club Estates that feed into Bonnie Brae are also great neighborhoods. Bonnie Brae elementary is newly renovated and well loved by the community.

Burke is incredible. You can get a great SFH for under $1 mil, amazing schools, pools everywhere, and fantastic walking trails and parks. Restaurant scene leaves something to be desired, though.

I would never want to live near GMU. Most of the homes are near the cemetery...creepy.

Olde Forge/Surrey Square has the Brandywine Pool and all the events you describe.

traffic is terrible for two weeks when the high school graduations are happening at eagle bank- otherwise it is fine

I've lived near Bonnie Brae and KPW for ten years and never had an issue with traffic. It's not something I ever even think about. People who "drive thru there" obviously shouldn't be speaking about traffic. Perhaps you occasionally wait a cycle or two at Braddock and Ox, which is what you're complaining about. But for sure, you don't live here.

Burke. Kings park West, but really anything zoned for Lake Braddock or Robinson.

Kings park west. Dont live there but looking for investment purchase. Most all around, balanced community in Fairfax county. You can pick up a nice, renovated single family home for under $850k. Not possible anywhere else within Fairfax County - location, schools, affordable, family vibe.

Traffic is not an issue and I live there. I would say a big SFH, not latest updates, could be in $1M or less to that. Tear downs are re-done are like $1.5-2M but KPW is good.

Somerset South is very nice, but usually only a few homes go on the market in a given year, and they’ve gotten expensive (usually over $1m now). It’s all culdesacs though, if that’s a big priority.

Dp. It can be bad at times. Big events at Eagle Bank muck up traffic on Braddock. End of May to mid-June is bad due to all the HS graduation ceremonies. My neighbors and I share the graduation schedule because we plan our grocery shopping around it.

And when GM is in session, late afternoons can be bad too. My dd used to have a dance class in that direction on Thursdays and traffic was often annoying there.
