Asbury Park is definitely on the list!
NP here and we bought near there a decade ago and are SO glad we did. Planning to retire there in a few years. Property taxes in the shore towns aren’t bad at all because the schools aren’t great and there’s so much commercial business adding to the pot that they don’t need to soak homeowners like they do in the all little all-residential towns with stellar schools. Rent for a week this summer and check it out!
You were very wise. That area was extremely hit or miss but has really gentrified. As is often the case (and please note that I am saying this in a very positive way, not negative), I believe that gay buyers were the trend setters and leaders in moving there, then others are now following.
Though as much as it has improved, I'm not sure if that is where I would want to raise my family - depends on the town and I don't know the nuances well enough. And the commute is brutal if you have to be in the city fairly often.
