Where in Virginia? Northern Virginia has newer houses for over $2M if they are 3000 sqft... Or $1M for $2500 sqft spread across 4 floors in a townhouse.

I love 55+ at Woodbridge
2 bedrooms and sun room or 3 bedrooms. All one level single house. It is about 500k not new. My husband said no because he wants the house if our kids want/can to come home after college.

You will likely be looking at a condo or a town house, but if a town house it might be in Woodbridge. Def in PW county with those price and size parameters.

That budget is going to get you a town house in Manassas, Woodbridge, or maybe Haymarket.

This is what we did -- moved south. Got a beautiful house, but it was over 700k. OP, you aren't going to find a 3000 square foot $500k sfh in NoVA. You might not even find a $500k townhome. If that is what you want to spend, look at condos. Or a flyover state.

No, they attend private colleges, one on the east coast, the other on the west coast. Our house is in a sought after area with great schools. I was just browsing Redfin and Charles Town in WV seems to be a good location and houses are very affordable. I am wondering if non-white people feel welcome there.


As long as you can ignore the MAGA signs and some confederate flags you will be fine.
Sell your house and rent and see how you like it.


If people are comfortable waving those flags in the town, the town is otherwise packed with enablers and apologists. You need community, not just a house, as you age and become more vulnerable.
