I’ve noticed this as well. We live in 22207 and need a bigger house. Trying to stay in the same school zone and everything available is a giant monstrosity on a smaller lot than our current home or $4M. Depressing.

The DC area has just thawed out from all that snow. I'd expect the spring market to start late this year just like the weather.

If you needed to do any outside improvements before listing, those were absolutely delayed by all the snow on the ground.

You're not going to find much at that price range that isn't a new build or a serious renovation that looks like a new build. I guess I have seen colonials from the 90s in that price range in Great Falls occasionally, but haven't looked recently.

Every once in a while you can find a 3000ish SF brick home in that price range in North Arlington (I see them along the Orange line neighborhoods occasionally around 2ish.

There is no inventory. I'm in a flyover city in a desirable pyramid and anything that comes on the market gets snapped up instantly. This is everything from 500k to 2M+. It's when you hit 2.5 that you find slower movement. And this is flyover.

Are you under the impression that a lot of federal employees and mid-level contractors own houses in the 2.5 million range?

If any do, they have a high-earning spouse and don't need to sell. The families dealing with doge fallout all live in townhouses, or in 1970s split-levels in Burke and Springfield.

You are mad that rare houses (non-new higher-end houses in a small low-density area) continue to be rare.

I agree with pp- “spring” for real estate really booms when the flowers start to bloom
