The window in the 4th room doesn't meet egress requirements and the seller won't be able to turn into a "legal" room within the next 2 weeks. They have an open permit for it.
Personally that's not a reason for us to walk away. We like the house and the neighborhood and the price was great. Our realtor is useless. How much discount can we ask for?
And could this affect our loan? We already have the CTC. Anyways we will bring to our LO.

Yeah, you should have caught that on your own OP. Is this the first time you’re buying a house?
OP, you have an opening to negotiate a lower price or drop the house.

If it is in a basement, that might not be possible.

Anonymous wrote:I don’t understand, is someone going to be sleeping in it? My house was listed as five bedrooms but the one in the basement clearly isn’t, and it didn’t occur to me to care because we don’t use it as a bedroom?
Anonymous wrote:I'm confused as to why this is an issue. Are you planning to sublet that room? If not, lots of people use rooms as bedrooms that aren't technically bedrooms -- no one cares.

Op did mention that their agent wasn’t very helpful.
An adult technically should know there needs to be a safe way out of a bedroom that a full grown bigger adult can get through (better a fire fighter with full gear).
