Sure, for asphalt. No one is replacing a slate roof on a SFH for 24k except in your dreams.

Well, a slate roof can last anywhere from 100-200 years. Asphalt tiles (which also look like trash) last 20. You do the math. I personally think it’s worth the price to not live in a home made entirely of faux materials.
vinyl ≠ wood
asphalt ≠ slate
mdf ≠ wood
acrylic ≠ stone
plastic ≠ metal

you get enough of those things replacing what they try to emulate and it’s an incredibly soul sucking way to live. I’d rather live in a 1,000 sq ft home made out of real things than a mcmansion where the entire thing shakes when my husband sneezes. But hey, different strokes and all that.

So many people responding who missed the fact that this is a slate roof. A beautiful slate roof is going to cost over 50k, yes. Get a few quotes but I wouldn’t be surprised at a 70k quote (our house has a slate roof as well).

You can confirm with google.

It will cost about $50.00.

It will give you everything you need to do a material take off.

Bring that to a roofing supply place and have them give you a quote.

That will be your material number.

Double that and you’ll get a sense for what the roof will roughly cost.

Lots of variables but that will get you close.

OP said it is a slate roof

What about my response is roofing material specific ?

Slate is expensive but it should last 100 years. Get a second opinion.

If not, then it's way high.

But rich people have to pay more for the same services, just how it is now.

Slate lasts 3-4x as long as asphalt, takes longer and requires more skill to install. It also looks much better.

We're also talking about a Hansard roof and not a regular plain jane slope.

Add all that up and 2-3x the cost of asphalt seems in line.

Is it in an historic district? Material? Copper flashing? Are repairs extensive, including brickwork?

A bunch of DCUM folks will surely cry “excessive rip off!” without knowing anything - and it’ll only serve to arm you with blind distrust, whether its valid or not.

There is no scenario where a roof on a townhouse costs $70,000.

Slate on an historic home?

Nope. Same as new build. Theyre just trying to trick you.

Slate is not the same price as a regular roof.
