You can add more value with just a shower. If there was a bath there that says the space is at least 30x60 or so. That’s a huge shower and you can do multiple built in shelves along with a fancy shower system that has multiple
Heads, settings, all the bells and whistles.

Just a shower in my master bath, but a tub in the other full bathroom. Works great.
