It's HUUUUGE.

If this were a .5 acre lot there would be a 10K sq.ft. house going up to sell north of 4.5 mil. I guess it's good there are still smaller lots left and you can only gouge this much on construction and can't inflate sq.footage.

Land values didn't go up this much over the last few years, but construction costs certainly seem to have gone up a lot. Or it could be that the only construction available in some areas now are huge luxury homes. But even if you want to build a home it's insanely expensive. To build a 4-5K sq.f.t home you need to pay more than the cost of the land in HCOL parts.

It's absolutely inflated and based on location, because there cannot otherwise be such price discrepancy in new construction costs between diff areas.

do they build brick houses anymore? $3M + and I get siding? what is going on?

Most people don't want brick. They want McFarmHouse. Can't blame builders for catering to what most buyers want. You can always go custom if you have different tastes -- $3 million is enough to get your brick house custom built.

You also get a nice view of the new 40 unit per acre apartment complexes that are now allowed in single family neighborhoods.
