I'm not sure how, but I had no idea about these restrictions. Why in the world would I or anyone ever want to live in a place where it's ONLY old people? I just thought 55+ mean that's who they primarily cater to. Ick. No way. And I say that was a 58 year old. I want to be surrounded by people of all ages for the rest of my days.

I don't want to think it's true but I know from my parents' experience at their 55+ community in Florida that it wasn't so long ago that no one knew or cared about their neighbors politics, but this age group has been sucked into FoxNews and consumes hours upon hours of it so they've gone pretty MAGA. I can't believe my once liberal Massachusetts parents have the views they do, but it's all because of FoxNews. So yes, I guess it's probably true that whereever you have a lot of old folks, you have a lot of MAGA.
That said, my parents living in a community that keeps them social and active is why they're aging so well and I would definitely want to do something similar when I'm 65+, for the health and wellness benefits. They're busy, have friends and keep moving, which is more than I can say for my ILs who are the same age but never get out and seem to be aging rapidly and health issues piling up.
My parents HOA has a 3 week limit on visitors, FWIW. So I don't know what would happen if a college aged kid came home for the summer. But I can see a scenario where a helpful 19 year old could make a killing doing tech support and simple home projects in their community!
The 65+ demographic is the one demographic bucking trends and becoming more democratic, not less, in the last two elections. Just a FYI. It is getting patently ridiculous how seemingly every thread gets interrupted by someone screaming MAGA. That's half the electorate, half of America. If you have issues, it's your issue, not theirs.
As it is, people who tend to buy into HOAs tend to lean conservative just as people who buy in urban neighborhoods tend to lean progressive. There is nothing new here, it's been the case for my entire life. So why act surprised if you buy into a 55+ community and discover your neighbors are conservative Republicans? It's as blind as a conservative Republican buying into an urban neighborhood and finding out all his neighbors are liberal progressives.

It varies.
My mom’s 55+ community has quiet hours, strict kids' policy at the pool, no cars parked in the street after 9pm, no playgrounds on the premises, social events are geared to seniors (chair aerobics, for ex) to name a few

My Brothers inlaws live Florida in a very restrictive 55 plus community. It allows NO children or grandchildren to live with owners. When my brother retired at 61 with his 57 year old wife to Florida they moved in briefly while house hunting in Florida and got a Eviction notice and fine and he had to leave. Even though he and wife were 61 and 57 the no children rule still applied.
On Long Island they have a rare 45 and up community I find interesting that allows no kids. Geared towards young active and cool childless couples, divorce people no kids, or single people never had kids. They have bars, dance club, pool, gym etc. Sounds like fun.
This is interesting. Where is it? My parents are in their 70s and none of their friends moved into one of these, certainly not with kids in college. My impression was that 55+ was the floor but the skewed significantly older than that, so 45+ is hard to imagine but maybe my impression is wrong.

As a solid AOC/Bernie progressive myself, I must ask – why has literally everything in this country become about Democratic Party performativity??? MAGA sucks. Nothing new. Why need to insert their garbage into every single conversation?
I, for that matter, could in fact also never even conceive of living in such a community – families in my culture remain united – children support parents in their old age and there is no neoliberal outsourcing of what was typically [yes, gendered, emotional] family labor to third parties? But what do I know?

I bought some speck homes during Covid in Rehoboth , Bethany , Lewes and Ocean Virw MAGA took over the HOAS horrible disgusting people. Lucky for me prices kept going up I made a killing. However many of these communities now have horrible reputations and people who bought later in the cycle can not sell for what they paid zero empathy .
And most of the homes are built poorly .

In my mom’s, only one of the owners has to be 55+. Her neighbors are 51/56. Other neighbors have their 20-something son living with them. He tends bar at the pool and has set up a pet sitting business and does great business.
My kids spent a week there over the summer. No one under 18 is allowed in the big fancy community pool, but my parents have a pool at their house, so my kids didn’t care.
