Because the people with all the money aren't spending it in red states.

Also, beach shifts are currently happening in our area.

VA Beach used to be known as the ghetto beach with lots of crime. That's now shifted up to OCMD.

OCMD used to be known as being the redneck trashy beach. That's now OBX beaches.

OBX used to be known as the nice beach where the middle class & UMC vacationed and now those people are going north and are all about living the "New England summer life". It's HUGE on social media right now and everyone wants to be relevant on social media.

And VA Beach is kind of just vibing right now. It isn't necessarily hot, but people are more open to going there since they've done big crackdowns on crime & teenage nonsense.

Definitely only exists to be a rental home. It looks very very typical as a rental which is why it probably gets good reviews, but there's a reason the owners want to get out.

I would not say the market is saturated, but I do think with the economy tanking next year, there will likely be less demand.

Why would you think the economy would tank? There are no indications of that for 2026. People thinkt he world is falling apart but the economy is quite strong.

Clearly your math and reading skills are lacking.

The economy is tanking. Inflation is rising. Job losses are great and more are coming ie Project 2025 (which you did not read moron.) and will be getting greater. Forclosures are about to skyrocket.

There is not one economist that agrees with you fool. Not one hedge fund. No one with a brain.

The above post is confusing to me. Could the writer please clarify what economists & hedge fund managers believe ? TIA

Hurricanes,
Trump's economy
MAGA's economy
Anyone with a brain is not buying in OBX right now.

If you are the 1% you are going to be buying up real estate but in cities not coastal areas.

If you can read a map, which is in the listing, you can tell exactly where the house is.

Where’s the beach access? I don’t see it. That immediately makes me not want it.

Moron. Look at the map.

Anonymous wrote:Why cram the pool into the side of the lot when you have a giant patch of unused scrub lawn in the back? I mean, I get that they probably didn't have to do much to the house when they bought it in 2022 to make a lot of money renting it out. But trying to sell a dated, poorly laid-out house like this is another story.

The pool location is very strange. All the neighboring houses have pools in the back so it can't be a zoning issue. And this house seems to have a bigger fenced yard than most so plenty of space. The side pool space is so small the lounge chairs are all set up in a line rather than next to each other.

What's the insurance situation?

That's our favorite neighborhood in Corolla-Whalehead Beach. There are a lot of convenient beach accesses. This house is right across the street from the beach, so not oceanfront.

You can put over 20 people into this house. I can't even imagine the wear and tear on everything. It looks like you make all of your money in a month or two, but property management fees are probably 30%. The maintenance costs if you don't want it to be or become a total dump would be very high. Not to mention the aggravation.
