22203 Arlington feeding into Ashlawn specifically and 22205 Arlington. I’ve posted this in another thread too - we’re in Bluemont near the Arlington Forest Pool and Bluemont Trail and I think we have 25+ kids on our street alone, most who are elementary age or younger. Can also walk to Pupatella (local pizza place that’s super kid friendly) and Ballston via the trail which is pretty nice.

We have really, really loved Capitol Hill. Great elementary schools. Middle school gets tougher - but if you luck out in a charter/then Walls for high school, Capitol Hill has been a fantastic place to raise a family.

OP didn’t say they wanted an HOA? Just a community association, and Capitol Hill has lots of those.

+1 I think TkPk has some of the most "neighborhood" vibes of close-in Maryland but it definitely does not match the OP's vibes of wanting something more HOA-esque.
