You obviously didn’t buy and are continuing to sit on the sidelines and are just trying to justify it to yourself. You probably also have money sitting in cash thinking we are on verge of Great Depression 2.0 as the S&P 500 continues to set records.

+1 I had to explain to my brother that if they aren't building lots of new SFHs in his city (they aren't) then demand will continue to outpace supply. He got in just before interest rates rose and prices continued to go up

As always, people wishing to make it true so they can justify not purchasing earlier. Same shit with people sitting on the sidelines with cash as the S&P500 continues to rise. Redfin - $1,117,000 (they always come in the lowest)
Realtor.com - $1,317,000

Compare it to 2019 prices, the prices were artificially elevated due to ppp loans and flooding the market with cash.

Townhouse in my moco development just sold for a record price, 5% above the previous sale about six months ago (which itself was a new record). But we're in a highly walkable neighborhood close to metro, and I think that's highly desirable right now.
