This would have entry level priced homes at market rate.

Anonymous wrote:My idea would be to take 3 square miles out of the Agricultural Reserve for a village-based community. It would be developed over 20 years, with price ranges from $250,000 to $1 million for condos, townhomes, and houses. Apartments would also be included, though you would have to be careful with those—especially regarding the price range.
There would be five villages, each with their own elementary, middle, and high schools, as well as park-and-ride lots to access the Metro stop at the center of the town. As it expands, office space and higher-end shopping could become available.

I’d rather you razed the area east of route 29 and built your new community there.

Just build it on the east side of MoCo instead of using the Agricultural reserve. Great idea, and already near metro stops. The whole Glenmont shopping center area would work nicely for this.

And here are some new townhomes for $800K:

Not clear what the "village" concept adds to this.
Each village will have different price points, so that way the different housing types won’t clash.
Unfortunately, that type of planning is not in vogue anymore. God forbid, people want to live in a quiet single family neighborhood. This village idea will not happen and encroaching on the AG reserve is a very risky proposal. It will not stop with just these 4 villages you are proposing. The end result will be sprawl and development throughout the entire agricultural reserve area if you start approving high density development there. Prince William County eliminated their rural crescent in 2022 and there are already plans for 10,000 housing units in areas that used to be agricultural reserve land. MOCO should be smarter than PWC and not encourage paving over every last area of green space in the county.
