I would start getting on the waitlist for as many affordable or attainable housing projects as possible. They often take a long time to work through their lists, so the sooner you get on them, the better.

I've rented to folks with low income who had large nest eggs. For example, one trust fund kid sent me copies of his bank and brokerage account balances, along with a letter from his trustee "guaranteeing" rent payment.
