Lucky you. Not only do I not complain, I paid for an installation of an appliance after I went out and bought it, pay for all small fixes, ordered and paid for new filters, and tip the maintenance men well. I don't use several of the appliances as I prefer my own. My landlord still raised my rent 11%.
They do consider me a great tenant, but I want out. The 11% increase was too much.

Rents seem really high right now. Hard to find a decent 1 BR under $2500, which is nuts.

MoCo limits rent increase to "the lesser of the Consumer Price Index for All Urban Consumers for the Washington-Arlington-Alexandria (CPI-U) plus 3% or 6%" --- even with tenant turnover.
I guess I should have increased the rent after the Covid restrictions expired, during which HOA fees and utilities skyrocketed

Raise rent after lease expires if rent is under market, tenants are violating lease and there is no other remedy. Hopefully they take the hint and leave.

I've heard from friends who are apartment shopping that they'll monitor certain apartments, and the prices will fluctuate by $500 or more from week to week. Kind of crazy. I guess it's now like shopping for clothes -- you have to constantly monitor and then jump when the software program puts it on "sale."
