For the 99%, room sizes are going to be small. It’s NYC.
We recently stayed at the Freehand near Gramercy Park. It had character but was clean and fun. My teen liked it. It was walkable to plenty of places and easy to get on the metro.

Very fast elevators, super convenient location - easy walk to Columbus Circle, Central Park, 5th Ave, Rockefeller Center, etc. Also multiple subway lines within 3 blocks, which makes it easy to get downtown, UES, UWS.
I got it using points, which I found to be a very good value over paying cash.
