Don't have the estate sale but definitely declutter. Probably decades of trash to throw out if my own experience is any guide.

This will take a long time to go through. Start going through it now. There will be plenty of things they you'll get get rid of because they aren't in good shape to keep or similar. Start there. Once you've gotten the junk cleared out then reevaluate where things are with your mom.
