Budget for design, construction (and tear down) will be in the neighborhood of $2.25M
For the more well-known builders at your budget, you're looking closer to 7500 square feet than you are 9000 especially accounting for design fees, cost of tearing down, site prep, etc.

Includes basement. It was about $3.5m for 7500 sq ft house (plus the lot).
Is it fixed contract or cost plus?
Fixed. Any changes were cost plus 15%

What does Focal Point charge? The prices that they quote on their website seem to be very reasonable and wonderfing if there's a catch.
That is their base price. I think there are some things that would be considered upgrades and cost extra. They seem like good value to me for the quality for the size of house you want to build.

I don't recall but the feedback was that they were a good ratio of cost vs quality than most of the other builders listed here.

We intend to (be good neighbors). I was hoping to find a home builder that does quality work and isn't working on a bunch of different projects at once on their own lots...
For that you'll need to use builders that are not well known and probably build no more than a handful of houses every year.

So many of these companies are not good neighbors during construction. We need to unite to hold them accountable to stick to approved site plans, follow noise ordinances mandating hours for outdoor construction, be respectful during construction hours, pick up their trash, and use proper equipment to avoid generating dust/debris in neighboring yards. The developers don't have a vested interest in this and your neighbors are going to hold you accountable, so please ensure the company you pick does it the right way.

They charge $$$ for slightly above average finishes. Just look at the recent houses they've sold - underwhelming
