We are also using cash for a $125k kitchen renovation. We saved it over the years knowing we wanted to replace/re-do our kitchen. I keep telling myself that it is cheaper than moving . . .

We're still living with our steel cabinet / vinyl floor kitchen 20 years after moving in. The floor and cabinets and appliances are all shot and we figure we can't get it all done for less than $30k. Still don't have it!

Yes, demo, dumpster, drywall, trim, permits, hardwood floors, all finish work. He did a ton and was not expensive given the to the studs nature.

This isn't going to be management fee... a significant chunk of this is pretty clearly going to be disbursed to labor, materials and + dumpster, permits, overhead, etc. There's a lot not listed in OPs breakdown that would be wrapped into the contractor's cost burden - labor like demolition, cabinet installation, drywaller, carpenter-rough, carpenter-finish, painter etc.,. Then materials could potentially including lumber, plywood, durock, tile, floor patching, window + trim, crown molding, etc). Everything adds up as quickly.

The electrical was an absolute chore…we had to have literally everything redone and I had three quotes and they were all about the same..within $750. We gutted to the studs, completely redid the layout and the contractor includes the hardwood floors and painting adjacent rooms.

So my contractor charges 10%. So for this project it would have 5K for the contractor fee or less.
