We did a simple bathroom reno moving plumbing, installing a new double sink and adding new doors, a wall and a linen closet. We bought all the materials, contracted a plumber, and did everything else ourself including tile repair and demo. We did not do anything with the toilet or tub/shower.

The plumbing was around $2500.00. All in, it will be under $5000.00.

We are fairly skilled at that stuff, so it looks as good as if a professional did it. Most people can't do much beyond painting or replacing light fixtures. I think if we had delagated more work to various contractors, we probably could have gotten it done for $15,000.00, but it would have taken a while. If we had used a single contractor, I think it would have been around $25,000.00.

I also hate having guests use our regular bathrooms. I would love to add a powder room.

Is there any way you can add one on the other side of the kitchen and connect to that plumbing? Or do you have plumbing close by upstairs or downstairs?

Yes it is. "for a small 1/2 bath"

They make "upflush" toilets that don't require you to cut into the slab to drain, might keep your costs down some? But in general, I don't know that it's worth it, especially if you're planning on moving.

There was no plumbing and we had to go through the concrete to add to the sewer line. We paid 36K for all of it.

I think the biggest cost was the bathroom so I am guessing 20K sounds reasonable.
