Disagree. For that budget they pretty much has to choose walkable beach or walkable amenities (town). Plus weather per the update. Really op has to look south.

If I had that kind of money, I would just rent. That way you could try out different beaches. Do that for a year or two and then pick the beach you liked best.

Second BHI. That's where I would buy if I could afford it. We love it there.

I'd play around with this tool to see how much sea level rise could affect your property. If the Doomsday Shelf in Antartica goes, it could immediately raise levels by 2 feet, in addition to the rise that is already happening.

I would just rent a beach house for the month(s) you want.

You have a high budget for a beach house and have no idea what you want and where homes are in your price range? is this engagement farming or troll entertainment?
