Deanwood but you have to wait it out 20 years

Kingman Park streets 21/23 to Oklahoma specifically, generally don't have people standing around (Benning rd is another story, but it is its own world).

People say H St is declining so no to Trinidad, but also I feel like people who say H St is declining have literally no memory of H St 15-17 years ago before it improved. It remains to this day vastly different and vastly better, I went there when there was only 2-3 restaurants like Granville Moore's and some liquor stores. H St has constantly churned/replaced restaurants over 15 years but everyone freaks out about restaurant closings in the recent 2 years though it's nothing new.

The state of RFK remains the biggest question mark and, should something happen there, the biggest potential to cause growth in the adjacent neighborhood including across the river. However, nothing has happened yet in whatever 15-20 years of the city trying to get something to happen. Senator Steve Daines from Utah was the most recent GOP person to block development of that site in committee.

There are people that follow this forum just to try to freak out everyone about crime in anywhere EOTP. It's not 1994 anymore.

I've lived all over DC and the area with the most property crime was Dupont Circle. I also lived in Adams Morgan, Lanier Heights, Mt. Pleasant, Shaw and Petworth. The area where I lived the longest and never had a car break-in or theft of any kind was during my 12 years in Petworth.

If your budget is under a million 20019 is the place to be. Good metro access, SFHs with yards, and a 30 minute or less commute to downtown. You're looking at adding an hour each way to your commute at similar price points in VA or MD. Grocery store situation isn't amazing but there's no reason not to have a car anyway if you're living there - plenty of driveways and garages or abundant free street parking.

I honestly think it's nuts to pay $7-800K for a rowhouse somewhere like Ft. Lincoln where you'll have significantly worse transit access and still have to drive to get to a grocery store. Paying $300K extra to be able to say you're WOTR is ridiculous.

crime is same in DC whether it is EOTR or NW. I find Anacostia to be safer.

I’ve been in Trinidad for years. First single renting with roommates and then got married and bought place when realized the potential. Now we have a kid. Never had any issues whatsoever.

BTW FWIW our net worth is about 5 million and we have a beach house also.. Could have easily bought WOTP but way too far from downtown, boring, and wanted our kid not to be insulated and around more diverse group of families. There’s more of us in this NE corridor than you think.

Actually I take that partially back. Arlington is the winner in the DC metro. But DC proper is second. Interestingly in DC white kid deaths are mostly medically related (2:1 versus accidents/car crashes). In a place like Loudoun, medical deaths are lower, but accidents and suicides are much higher.

In Kingman Park and many other affordable neighborhoods, the vibe will vary a lot within a few blocks. Some of those folks standing around might be friendly neighbors, others definitely not. And things might be safer and more pleasant a 5 minute walk away. You really have to spend time walking around and talking to current residents to get a better idea.

There are not hidden gems homes or areas left in the U.S. They all were found during the pandemic. So much money floating around, everything was snapped up.

Tons of fixer upper in my neighborhood in Anacostia. Lots of action going on in getting the houses renovated and I love it.
