If in an unsafe area, few females would be willing to rent a basement apt. Cuts your potential market in half.

Maybe $1,900-$2,000 depending upon which--if any--utilities are included (such as water, gas, electricity).

Most would expect water to be included.

I wasn’t the PP but think he or she was saying a nice 2 bed for $3500. You can definitely find that around crystal city. You can also find it in any of those massive apartment buildings in navy yard, noma, union market, etc.


Yep, thanks, that is what I meant. I had some of the buildings in Rosslyn in mind.

I think Columbia Heights, Shaw, and U Street are three of the outlier neighborhoods where rent prices have actually come down in the past few years. They're a lot more dangerous and less desirable than 5 to 10 years ago.

Too high for the area. Luxury apt complexes with lots of amenities go for less than that in the area.

I'm paying $2700 for an apartment at the Petworth metro for a 1 bed with den (that functions as a 2nd bedroom). 2 bed would be about $400 more in my building with lots of amenities.
