With interest rates still high it’s absolutely a landlord’s market right now with most competitively priced rentals in Arlington and the surrounding areas getting multiple offers at or above ask price within days. No landlord is going to take an offer with three pets unless the place is drastically overpriced and said renters are willing to pay a huge premium.

We are moving into a house we are renting and renting out the one we own. We have 2 small dogs and a cat, and many houses that accept dogs on a case by case basis told us “no” because we have 2. We finally found a place though.

When we rent out our FCC home we will allow dogs, but 3 of them will be a hard no. I have dogs and they are well trained. I know nothing of the behavior of other people’s dogs and I’m not going to risk the damage that could come from 3 of them.

3 dogs is going to be tough.

Small dogs are okay in single family house.

I rent out a few single family houses and am one of the few landlords who would consider - and have rented to - tenants with two dogs. Three dogs is right out.

The best thing for theme is to get the senior income based rental place with one dog and you take care of the 2 dogs.

Or your take your dogs on walks and someone noticed (which... is incredibly obvious).

And in OP's parents case, you hear 3 dogs barking up a storm.- it sounds like the dogs will be highly noticeable.

Look at one of the smaller townhomes in Fairlington. It’s a very dog-friendly neighborhood, some landlord might be open to three small animals.

This is, unfortunately, not that uncommon among the limited income set. Dogs become a substitute for therapy, despite the fact that they have difficulty affording to care for their dogs (and yes, usually its multiple dogs).

Your parents need to pare down to one dog.


Ah yes, I have several family members who do this. Not super limited income, but getting dogs instead of dealing with their emotional issues. I'd never quite thought of it like that before...

Then maintenance comes to repair something and you are kicked out.

OP your parents cannot have it all. They cannot have 3 yappy dogs in an apartment to move closer to you.

They need to make sacrifices. Live in a SFH (without neighbors close by), get rid of the dogs, or be really strict and on top of training them.

Tell your parents that they cannot be the ahole neighbors - they need to pick and choose what they're willing to give up.
